What We Do
- We are built to handle a large volume of transactions from the simple refinance to the complex commercial deal.
- We provide a help line for potential borrowers.
- We travel throughout New York State and Connecticut for closings, contracts signing and the like.
- We conduct closings at our facility or if requested, your office, borrowers’ home or other acceptable locations. We can conduct closings outside of normal business hours and on Saturdays.
- We order CEMAs, Subordinations and Co-op Collateral Documents, thoroughly review all files when they come in and work hand-in-hand with lenders to fix any issues.
- We order payoffs and Homeowners Insurance.
- We implement programs for attorneys to assist on making the loan process easier from the initial application process to the closing.

Gregg M. Febbraio, Esq
Business Owner & Founder
Gregg M. Febbraio, Esq has practiced in the area of transactional Real Estate Law for over 35 years and has closed over 45,000 real estate transactions in all areas in New York State and CT, traveling an average of 60,000 miles each year. The founder of Gregg M. Febbraio P.C., Gregg specializes in all aspects of Real Estate Law (the simple to the complex), with a primary focus on residential mortgage loan closings for various institutional lenders, mortgage bankers, mortgage brokers as well as private lenders. From the moment Gregg opened his law office doors after graduation and admission to the CT and NYS Bars, his vision was, and will always be, to go far beyond the typical closing attorney, to treat all parties with the utmost respect, do anything reasonably necessary to accommodate all parties, and always act with the highest ethical standards. He is also experienced in the representation of Purchasers/Sellers in all aspects of residential and commercial real estate transactions, including the preparation and negotiation of contracts, leases and agreements in real estate matters and related fields as well as all elements of Title Insurance and said Industry. Further, Gregg is well-versed in other areas of the law, including: the preparation, negotiation, and development of employment agreements, shareholder agreements, joint venture agreements, partnership agreements, business sale agreements, and business incorporations. He has taught for many years at Iona College (Hagan School of Business) teaching Business Law-140, an intensive study of the law of commercial paper, sales and business organizations, required of all Bachelor of Science majors. A graduate of New York University and Pace Law School, he is admitted to practice law in New York and Connecticut.
Melissa R. Klepack, Esq
Melissa R. Klepack, Esq, is a graduate of the State University of New York at Buffalo Law School and has been admitted to practice since May 2007. Melissa specializes in all aspects of mortgage loan closings for residential, commercial, and cooperative transactions while overseeing a smooth functioning of the office. She has expertise in representing clients in a wide range of real estate transactions, including: construction, purchase, sale, lease and financing of real property. Melissa’s previous professional experience includes working as a staff attorney for a residential/commercial real estate developer and for a New York City Agency that funds large-scale affordable housing developments. She is admitted to practice law in New York.
Dawn K. Warren, Esq
Dawn K. Warren, Esq, is a graduate of Pace University and Pace University School of Law. She was admitted to practice law in the State of New York in January 2003 and has focused primarily on residential real estate for the duration of her career including extensive, residential, and commercial purchases and sales along with mortgage bank preparations and closings. Dawn continues to foster our office’s commitment to going above and beyond to not only meet our clients and lenders expectations but too far exceed them.
